Valhalla, Hawthorne, and Thornwood are hamlets, not villages. None of them has its own government or building department. All three permit through the Town of Mount Pleasant, which is straightforward once you know it and a source of confusion when you do not, particularly because Mount Pleasant also contains incorporated villages that permit separately: Pleasantville, Sleepy Hollow, and part of Briarcliff Manor. If your address is inside one of those, the village handles your permit, not the town.
The housing across the three hamlets is predominantly post-war single family. Ranches, splits, capes, and colonials from the 1950s through the 1970s, on decent lots, with newer construction scattered through. These are houses with sound structure and dated layouts, which is a specific kind of renovation problem.
In practice that means the work is about opening things up. Kitchens closed off from living space, small compartmentalized dining rooms, and bathrooms sized for a different era. On a split level in particular, the wall you want removed is frequently carrying load across the half level offset, so the first question is always structural rather than cosmetic.
Mid-century houses also tend to carry original electrical service sized for a mid-century household. Adding island outlets, recessed lighting through a floor, or a bathroom with heated tile can push an original panel past what it should carry. We raise it at the estimate rather than in week three.
