A large proportion of Westchester County’s housing stock — particularly the Colonials, Tudors, and Cape Cods built between the 1920s and the 1960s — was finished with solid red oak or white oak floors. In many of these homes, those original floors are still there, buried under wall-to-wall carpet installed in the 1970s or 1980s. When homeowners pull that carpet up, what they find is often structurally sound hardwood that just needs sanding and refinishing to look brand new. It’s one of the most satisfying renovations we do, and typically far less expensive than replacing flooring entirely.

We look at the floor, identify the species and condition, check how many times it’s been sanded before (there’s a limit — typically 3-4 full sands in a floor’s lifetime before it gets too thin), and give you an honest recommendation and written estimate. Refinishing floors is almost always better done as part of a broader project rather than in isolation — you want floors done after any dusty work (demo, drywall, painting prep) but before any final finish work (trim painting, baseboard reinstallation, furniture return).
