Architect-Designed 1920s Stock and a Village of Co-op Boards

The Village of Bronxville is roughly one square mile. The Bronxville mailing address covers considerably more, reaching into Yonkers and unincorporated Eastchester. Homeowners with Bronxville mail frequently believe they are in the village and are not, and the distinction determines which building department handles the permit and whether a Yonkers home improvement license is required. We hold Yonkers License 8440 and we confirm your jurisdiction before quoting.

Inside the village the housing is exceptional and unusually coherent. Lawrence Park, Cedar Knolls, and Armour Villa Park hold a concentration of architect-designed homes from the late nineteenth and early twentieth centuries, with stone, stucco, slate, half-timbering, and interior work that was custom from the start. Renovation in these houses is a matching exercise. Original millwork profiles, plaster, leaded glass, and hardware were not catalog items then and they are not stocked now.

Bronxville also has an unusually high share of co-operative apartments for a suburban village, with a number of substantial pre-war buildings around the village center. Work in them is governed by the board: alteration agreements, contractor insurance naming the corporation and managing agent, board review of plans, restricted work hours, freight elevator scheduling, and protection of common areas. Those requirements are real costs and real calendar, and we price them rather than absorbing them into a surprise.

The village also maintains design review that applies to exterior work. Like Scarsdale and Rye, that runs ahead of the building permit on its own schedule.

At one square mile with this housing stock, Bronxville is a village where the cheap version of a job is visible immediately. We would rather scope less and build it correctly than the reverse.

Permits, jurisdiction, and access in Bronxville

Structural work, decks, additions, and anything relocating plumbing, electrical, or load bearing framing requires a permit through the Village of Bronxville Building Department. Interior cosmetic work generally does not. Ormeno files the applications and schedules inspections.

Two additional tracks apply. Exterior work goes through village design review ahead of the building permit. Co-operative work requires board approval and a signed alteration agreement before anything else moves. Both have their own calendars and both belong in the schedule from the start.

Pedro and Joel's team were exceptional when it came down to remodeling our basement. They were prompt, efficient and performed great quality work. We get compliments constantly regarding our new beautiful basement bathroom. They even caught and fixed a small water leak from our upstairs (from a previous contractor) before we had any damage in the basement. I feel like most contractors nowadays don't care enough about the client and would have let the water leak continue on but it was very honorable of them to let us know and fix it before any long term damage was done. I would hire them again in a heartbeat!
