The Village of Bronxville is roughly one square mile. The Bronxville mailing address covers considerably more, reaching into Yonkers and unincorporated Eastchester. Inside the village the housing is exceptional and unusually coherent. Lawrence Park, Cedar Knolls, and Armour Villa Park hold a concentration of architect-designed homes from the late nineteenth and early twentieth centuries, with stone, stucco, slate, half-timbering, and interior work that was custom from the start. Work in them is governed by the board: alteration agreements, contractor insurance naming the corporation and managing agent, board review of plans, restricted work hours, freight elevator scheduling, and protection of common areas. Those requirements are real costs and real calendar, and we price them rather than absorbing them into a surprise.
The village also maintains design review that applies to exterior work. Like Scarsdale and Rye, that runs ahead of the building permit on its own schedule.
At one square mile with this housing stock, Bronxville is a village where the cheap version of a job is visible immediately. We would rather scope less and build it correctly than the reverse.
Structural work, decks, additions, and anything relocating plumbing, electrical, or load bearing framing requires a permit through the Village of Bronxville Building Department. Interior cosmetic work generally does not. Ormeno files the applications and schedules inspections.
Two additional tracks apply. Exterior work goes through village design review ahead of the building permit. Co-operative work requires board approval and a signed alteration agreement before anything else moves. Both have their own calendars and both belong in the schedule from the start.
