There are three separate municipalities in this corner of the county that all answer to the name Rye. The City of Rye is its own city. The Town of Rye is a different entity that contains the villages of Rye Brook and Port Chester. Rye Brook is a village. They have different governments and different building departments, and mail does not always make it obvious. We establish which one governs your address before we quote.
Within the City of Rye the housing runs old and substantial. Milton Point, Greenhaven, and the streets near the Sound carry significant pre-war stock, much of it worth restoring rather than replacing, with original millwork, plaster, and detail that new work has to match. Away from the water there is more range, including post-war and later construction.
The shoreline changes the calculus. Waterfront and near-waterfront properties fall within mapped FEMA flood zones, and a renovation exceeding fifty percent of the structure’s market value triggers full floodplain compliance for the entire building.
