Ossining is the largest of the rivertowns and the most varied. The village is dense and steep, dropping hard toward the Hudson, with a lot of early twentieth century housing including substantial two-family and multifamily stock. Move east and north into the unincorporated town and the pattern changes to post-war single family on larger lots. Those are two different construction markets sharing one name.
The jurisdiction question matters here more than anywhere else in the cluster. Village of Ossining addresses permit through the village. Unincorporated Town of Ossining addresses permit through the town. Both use Ossining mailing addresses. Filing with the wrong department is a delay rather than a disaster, but it is an avoidable one, and we confirm which applies before we quote.
The grade in the village produces the same elevated deck and retaining conditions as Tarrytown and Hastings, and the same staging constraints. On the steeper streets there is often no driveway to work from, which shapes how debris removal and material delivery get priced.
Two-family renovation is a large share of the work in the village. Separate egress, fire separation between units, and often separate utilities put these jobs under different requirements than a single family remodel. If you are renovating one unit while a tenant occupies the other, that is a sequencing problem worth pricing honestly at the start.
We are family owned, Pedro Ormeno is the owner, and our crew speaks Spanish. If you would rather run the walkthrough, the estimate, and the daily conversation in Spanish, that is ordinary for us.
Structural work, decks, additions, and anything relocating plumbing, electrical, or load bearing framing requires a permit, filed with either the Village of Ossining or the Town of Ossining depending on your address. Interior cosmetic work generally does not. Two-family and multifamily work carries additional egress and fire separation requirements that are inspected. Ormeno files the applications and schedules inspections.
Cost-controlled kitchen without cutting the parts that matter.
Kitchen, bathroom, hardwood refinishing, custom closets, interior painting, and recessed lighting throughout, completed before the owners moved in.
Both use Ossining mailing addresses, so the mail will not tell you. The distinction determines which building department your permit goes to. We confirm it before filing, because filing in the wrong place costs time.
