Tarrytown is a small village on a steep hillside, and that single fact drives most of what makes construction here different from the flatter parts of Westchester. Lots run uphill from Broadway toward the ridge, driveways are short and pitched, and street parking on the older blocks is tight. Material staging and dumpster placement get planned before the first day rather than solved on the fly, and on some jobs that means smaller containers swapped more often instead of one thirty yard box sitting in the street for three weeks.
The housing stock splits cleanly. West and north of Broadway you have late nineteenth and early twentieth century homes, Queen Annes, Victorians, and center hall Colonials, many with balloon framing, plaster and lath, knob and tube remnants in untouched sections, and original single pane windows. Renovation work in these houses turns up conditions that do not appear in the drawings. We price for discovery on pre-war homes rather than pretending it will not happen, because the alternative is a change order in week two that neither of us wants.
Closer to the waterfront and in the newer developments the picture is different. Condos, townhouses, and later construction bring association approvals, restricted work hours, elevator scheduling, and waterproofing assemblies that have to be right the first time because there is a unit underneath. Bathroom work in these buildings is where waterproofing detail matters most, and it is worth asking any contractor what system they use and why before signing anything.
Tarrytown is a village within the Town of Greenburgh, which trips up homeowners more often than you would expect. Village properties permit through the Village of Tarrytown Building Department, not Greenburgh. Unincorporated Greenburgh addresses with a Tarrytown mailing address go through the town. If you are not sure which applies, we will confirm it before we quote.
Structural work, decks, additions, and anything that moves plumbing, electrical, or load bearing framing requires a building permit in Tarrytown.
