Sleepy Hollow is denser and more modest than Tarrytown next door, and the housing reflects a working village rather than a commuter suburb. There is a lot of two-family and multifamily stock, much of it early twentieth century, on small lots on narrow streets. That changes the work in specific ways. Two-family renovations mean separate egress, fire separation between units, and often separate utilities, and the code requirements are genuinely different from a single family job. A contractor who treats a two-family kitchen like a single family kitchen will fail an inspection.
The eastern and northern sections carry more single family stock, and the Edge-on-Hudson development on the former General Motors site brought a block of new construction to the waterfront. Newer construction is straightforward work. The older village core is not, and that is where most of our Sleepy Hollow inquiries come from.

Sleepy Hollow is a village in the Town of Mount Pleasant. Permits go through the Village of Sleepy Hollow Building Department, not Mount Pleasant.
Structural work, decks, additions, and anything moving plumbing, electrical, or load bearing framing requires a permit through the Village of Sleepy Hollow Building Department. Work in a two-family or multifamily building carries additional requirements around egress and fire separation, and those are inspected. Ormeno files the applications and schedules the inspections.
If you own a two-family and are renovating one unit while the other stays occupied, tell us at the estimate. That is a schedule and sequencing problem with a real cost, and it is better priced up front than discovered.

We do. Permit application, drawings where required, and inspection scheduling are part of the project. Permit fees are a pass through cost and appear as a line item on your estimate.
Yes. A single bathroom, a deck repair, one room of flooring, or an exterior paint job are all normal work for us. There is no minimum project size.
